How We Find a Leak

Finding a leak is mostly about ruling things out in the right order. We start at the meter and work inward.

  1. Confirm there is a leak. We isolate the house from the irrigation and check whether the meter still moves.
  2. Split the system. Separating hot from cold and the house from the yard tells us which side is losing water.
  3. Narrow it down. Pressure testing, listening along the line and checking for heat and moisture point to the spot.
  4. Show you before we open anything. You see where we think it is and what the repair looks like before any tile or drywall comes out.

Slab Leak Repair: Spot Fix or Reroute

Once we know where the leak is, there are usually two ways to go.

Spot repair means opening the floor at the leak, repairing that section of pipe, and patching the concrete. It makes sense when the rest of the piping is in decent shape and the leak is easy to reach.

Rerouting means abandoning the leaking line under the slab and running a new one through the walls or attic instead. It is often the better long-term answer when the pipe is old, when there have already been one or two slab leaks, or when the leak is under cabinets or expensive flooring.

If the piping throughout the house is failing, a whole house repipe may be the most cost-effective fix. We give you the options and the tradeoffs, and you decide.

Will you have to break up my floor?

It depends on your policy. Many policies cover the damage caused by the leak and the cost of accessing the pipe, but not the pipe repair itself. Call your insurer and ask. We can give you documentation of what we found.

Is the leak my responsibility or the city’s?

Generally, the line from the meter to the house is the homeowner’s side, and the meter and street side belong to the water provider. In some HOA communities, part of the line may belong to the HOA. We can help sort out whose pipe it is.
