Phoenix Leaks by Home Age
Phoenix homes span decades, and the kind of leak you are likely to have depends on when your home was built.
1950s and 1960s homes, like much of Maryvale, often have galvanized steel water lines. Galvanized corrodes at threaded joints and from the inside out. Leaks tend to show up inside walls, as stains, bubbling paint or damp baseboards.
1970s through 1990s homes usually have copper under the slab. Pinhole leaks on hot water lines are the classic problem, felt as warm spots on the floor.
Newer homes use PEX or CPVC. Fittings and connections are the weak points.
In every era, the buried line from the water meter to the house can also leak, and irrigation is always a suspect.

- Confirm the leak at the meter with everything off.
- Isolate the yard. Close the house main. If the meter still moves, the leak is in the service line or irrigation.
- Split hot and cold inside the house.
- Pinpoint the location with pressure testing and by listening along the lines and checking for heat and moisture.
- Show you the options before any wall or floor is opened.
Most of the service line from the meter to the house is typically the homeowner’s responsibility, while the meter itself belongs to the city. If we find the leak is on the city’s side, we will tell you so you can call them instead of paying us.
Repair Options

Slab leaks are either spot repaired through the floor or rerouted through the walls or attic.

Mold, Walls and Older Phoenix Homes
