Repair or Replace? A Straight Answer

Plenty of water heater problems are simple fixes. A bad heating element or thermostat on an electric unit, a thermocouple or gas valve on a gas unit, a leaking relief valve, or a dip tube that has broken apart. If your tank is fairly young and the tank itself is sound, repair is usually the smart money.

Replacement makes sense when the tank itself is leaking, when there is rust in the hot water that points to a corroded tank, or when the heater is old enough that another repair is just delaying the inevitable. Water leaking from the tank body cannot be patched.

Why Water Heaters Wear Out Faster Here

Two things work against water heaters in the West Valley: heat and hardness.

Most Peoria heaters sit in garages that can top 110 degrees in July. The heater itself does not mind the heat much, but the relief valve, plastic parts and wiring do. Meanwhile, minerals in the water settle to the bottom of the tank as sediment. That layer makes a gas burner work harder and can burn out the lower element on an electric unit. The rumbling or popping you hear is water trapped under that sediment boiling.

Flushing the tank, checking the anode rod, and softening the water all help a heater reach the upper end of its life instead of the lower end.

Water coming from the top of the relief valve pipe is not something to ignore. It can mean too much pressure or temperature in the tank. Turn off power or gas to the heater and call us.

How long do water heaters last in Peoria?

Why is my hot water brown or rusty?

If only the hot water is discolored, the tank may be corroding inside or the anode rod may be used up. If both hot and cold are discolored, the issue is likely in the water supply or the pipes instead.
