Plumbing in Deer Valley

Deer Valley is one of Phoenix’s northern urban villages, just east of Peoria along the Loop 101. Homes here were mostly built from the 1970s through the 2000s, with newer neighborhoods further north like Stetson Valley and the areas around Norterra.

That range of ages means a range of problems. Older homes near the airport and I-17 are dealing with copper lines under the slab that are now forty-plus years old, first- or second-generation water heaters, and sewer laterals that may have root intrusion. Newer homes often have PEX or CPVC and are seeing their original water heaters, softeners and fixtures reach the end of the line.

Alex & Bros Plumbing is based in nearby Peoria. When you call, you talk to Alex, the owner. He comes out, diagnoses the problem, and gives you a clear price before any work begins.

Rocky Ground and Buried Lines

A lot of north Phoenix sits on rocky soil and caliche, the hard, cement-like layer common in Arizona. It is tough ground for pipes, and even tougher to dig in.

That affects plumbing in a few ways. Buried water service lines and sewer laterals can be damaged by shifting rock. Repairs that require digging take more effort. And when a line fails in hard ground, knowing exactly where the problem is before digging saves a lot of time and cost.

When you need a water line or repiping job in Deer Valley, or a sewer line repair, we locate the problem first so the dig is as small as possible.

Water Pressure and Pressure Regulators

Water pressure from the street can run high in parts of north Phoenix. Many homes have a pressure reducing valve (PRV) near where the main line enters the house to bring that pressure down to a safe level. Plumbing code generally calls for household pressure at or below 80 psi.

PRVs wear out. When they fail, pressure in the house climbs, and you may notice banging pipes, toilets that run on their own, leaking faucets, or a relief valve dripping at the water heater. In worse cases, supply lines burst.

We test your pressure and replace failing regulators. It is a relatively simple repair that protects everything downstream.

Slab Leaks in Older Deer Valley Homes

Homes built in the 1970s and 1980s around the airport and along the I-17 corridor have copper water lines under the slab that are now well into middle age. Pinholes, especially on hot water lines, are common. Warm spots in the floor, unexplained water bill increases and the sound of running water are the usual clues. Our Deer Valley leak detection page explains how we find and fix them.

Plumbing Reviews From the Deer Valley Area

Great experience. Provided some good info to help me decide what I need, info the other quoters missed. Price was good compared to the others, and included labor warranty to match the water heater warranty. Will definitely call them next time I need plumbing help.

We’ve worked with Alex a few times now for plumbing needs at our home. Most recently, he installed two new toilets for us. He is prompt, reliable, and does excellent work. I’d strongly recommend Alex & Bros Plumbing!

Water Heaters in North Phoenix Garages

Most Deer Valley homes keep the water heater in the garage, and north Phoenix garages get brutally hot from June through September. Heat alone will not kill a tank, but it is hard on the relief valve, the gas control and the plastic parts, and it speeds up the effects of hard water sediment.

If your heater is ten years old or more, it is worth having it looked at before summer. We check the relief valve, the venting on gas units, signs of rust at the fittings, and whether the tank has an expansion tank where one is needed. If replacement makes sense, our Deer Valley water heater page explains your tank and tankless options.

Yes. Deer Valley is one of the City of Phoenix’s urban villages in the north part of the city. We serve the whole area.

Why is digging so hard in Deer Valley?

Much of north Phoenix has rocky soil and caliche, a hard mineral layer. It makes excavation slower, which is why finding the exact problem location before digging matters.
