Much of Deer Valley sits on rocky soil and caliche. For buried water lines, that means two things. First, rock can rub against or press into pipe over time, especially as the ground shifts. Second, digging to repair a buried line takes real effort, so knowing exactly where the leak is before breaking ground saves time and money.

High Pressure Causes Leaks Too

Parts of north Phoenix have high water pressure from the street. Many Deer Valley homes have a pressure reducing valve to bring it down, but those valves wear out. When one fails, household pressure climbs.

Slab Leaks in Deer Valley Homes

Homes built in the 1970s and 1980s near the airport and along the I-17 have copper lines under the slab that are now over forty years old. Pinholes are common. Newer homes can have fitting failures in PEX or CPVC.

Irrigation and Pool Leaks in Deer Valley

Many Deer Valley homes have desert landscaping with drip irrigation, and some have pools. Both are common hidden leak sources.
