Why Sun City Homes Develop Slab Leaks

Sun City homes were built from the 1960s into the late 1970s. Many were plumbed with copper lines running under the concrete slab, and some with galvanized steel. After fifty or more years, both are prone to leaks.

Copper develops pinholes from the inside, especially on hot water lines. Galvanized steel corrodes at threaded joints. Pipes that rub against concrete or gravel as they heat and cool can wear through at the contact point.

The first sign is often a water bill that climbs for no reason. Other times it is a warm spot on the floor, a damp patch in the carpet, or the sound of water running when everything is off.

Leaks and Seasonal Homes

If you are away for part of the year, a slow leak under the slab can run for months before anyone notices. By the time you get back, the soil under the slab may be saturated and the flooring damaged.

To protect your home while you are away:

  • Shut off the main water valve before leaving
  • Ask your house watcher to check the water meter, not just look around
  • Keep an eye on your water bill online while you are gone

If you come home to a higher-than-normal bill with the water off most of the time, call us.

Repair Options for Older Sun City Homes

In an older home, the question is often whether to fix just the leak or to address the aging pipe more broadly. Here is how we think about it.

Spot repair. Best when this is the first leak and the rest of the piping looks decent.

Reroute. Best when the pipe under the slab is old, when there have been previous leaks, or when the leak is under something expensive to remove. New pipe runs through walls or the attic.

Repipe. Best when the house has galvanized pipe or has had several leaks. It ends the cycle. See our Sun City repiping page.

We walk through each option honestly. More on our process is on our main Peoria leak detection page.

Galvanized Leaks Inside Sun City Walls

Some Sun City homes still have galvanized steel water lines inside the walls. Galvanized pipe corrodes at the threaded joints, which are the thinnest part of the pipe. Leaks there tend to start small: a stain behind a toilet, damp drywall near a shower valve, or a musty smell in a hall closet.

When we find a galvanized leak, we can repair that section. But in a home with original galvanized pipe, one leak often means others are coming, and disturbing old pipe to fix one joint can crack the next. We will tell you honestly what we see and let you decide whether to repair or plan a repipe.

Watching the Water Bill

Most water providers show your usage online. If you keep an eye on your monthly usage, a jump stands out quickly. For seasonal residents, checking usage while you are away is one of the easiest ways to catch a leak early.

Sun City Leak Detection FAQs

How common are slab leaks in Sun City?

Common, given the age of the homes. Copper and galvanized pipe under the slab has had decades to wear.

Will my insurance cover a slab leak?

Many policies cover access and water damage but not the pipe repair itself. Check your policy. We can document what we find.

Can you find a leak without breaking the floor?

Yes. We narrow down the location first, and many leaks can be rerouted without opening the floor at all.

How can I check for a leak while I am away?

Shut off the main water before leaving. Watching your bill online also helps.
