The Usual Suspects in El Mirage
Most El Mirage homes were built in the 2000s with PEX or CPVC plumbing. The pipe itself usually holds up, but fittings, connections and the lines to fixtures are where leaks start after fifteen to twenty years.
Here is where we find leaks most often:
- Toilets. A worn flapper can leak water silently from the tank into the bowl all day. It is the most common “hidden” leak and one of the cheapest to fix.
- Under-sink supply lines and angle stops. Slow drips that rot cabinet floors.
- Fittings under the slab. Especially on hot water lines.
- The water service line. The buried line from the meter to the house.
- Irrigation. Valves and drip lines in the yard.
Try This Before You Call
The meter test
Turn off all faucets, appliances and irrigation. Look at the water meter. If the small leak indicator is spinning, you have a leak somewhere.
The toilet dye test
Put a few drops of food coloring in the toilet tank. Do not flush. Wait fifteen minutes. If color shows up in the bowl, the flapper is leaking.
The main valve test
If the meter moves, close your main shutoff at the house. If the meter stops, the leak is inside. If it keeps moving, the leak is in the line between the meter and the house.
These three checks tell us a lot before we even arrive.
How We Repair El Mirage Leaks
For slab leaks, we either open a small section of floor to repair at the leak or reroute the line through the walls or attic. For service line leaks, we replace the damaged section or the full line from meter to house. For toilet and fixture leaks, it is usually a quick part replacement.
You get the price before any work starts. For more detail, see our main Peoria leak detection page. If you have had several leaks, our El Mirage repiping page explains when replacement makes more sense.

What Water Under the Slab Does
A leak under the slab is not just a water bill problem. Water that soaks into the soil beneath a concrete slab can cause several kinds of damage over time.
- Flooring damage. Wood, laminate and carpet absorb moisture and warp or mold.
- Soil movement. Saturated soil can shift, which can crack the slab or tile.
- Mold. Moisture wicking up into walls and baseboards feeds mold growth.
- Wasted energy. A hot water leak keeps the water heater running constantly.
That is why it is worth tracking down a leak as soon as you notice the signs, even if the bill increase seems small. In El Mirage homes built in the 2000s, most slab leaks are at a single fitting, and catching it early usually means a small repair.
Hear From Homeowners Around El Mirage
I had a nasty leak inside a wall that was unaccessible due to being directly behind my hot water heater. I called Alex at 8am Sunday morning, he answered my call, was at my residence within the hour, and had my leak fixed by 11am. Alex is a true professional!
Tim Garland
Alex was great. We had a stubborn kitchen drain clog and also discovered a leak in the drain line behind the wall. He found and repaired the leak, then stuck with the clog even after running a 100-foot snake through it twice. He came back and hydro jetted the line and cleared out a ton of old grease buildup. Everything is flowing great now. Really appreciate him taking the time to figure out both issues and get everything fixed right. Definitely recommend him.

El Mirage Leak FAQs
Can a toilet really raise my water bill?
Yes. A leaking flapper can waste a lot of water over a month without making much noise.
How do I know if the leak is in the yard or the house?
Close the main valve at the house. If the meter keeps moving, the leak is in the service line or irrigation.
Are slab leaks common in 2000s homes?
They happen, usually at fittings or where pipe rubs against something under the slab.
Can you repair a leak without damaging my floors?
Often, yes. Rerouting can avoid opening the floor.
