What Happens When a Newer Home Turns 20
Surprise grew fast. Neighborhoods like Marley Park, Surprise Farms and the homes around Bell Road and the Loop 303 went up quickly, along with Sun City Grand for active adults. Many of these homes were built with the same builder-grade parts at the same time, which means a lot of them are wearing out at the same time now.
If your Surprise home was built in the early 2000s, you may already be on your second water heater, or overdue for one. Original faucets and toilet internals have usually seen years of hard water. Plastic supply fittings and the braided lines to sinks and toilets can crack with age. None of it is dramatic until one of them lets go.
Alex & Bros Plumbing is a family-owned company from neighboring Peoria. We work throughout Surprise and give every job the same thing: the owner on site, a real diagnosis, and the price before the work starts.

Hard Water Is the Big One in Surprise
If you live in Surprise, you have seen the white crust on your faucets and shower doors. That same mineral buildup is happening inside your water heater, your dishwasher, your washing machine valves and the cartridges in every faucet.
Many Surprise homes were built with a softener loop in the garage, which makes installing a softener straightforward. If yours was not, we can add one. We size softeners to your household and your actual water, instead of selling the biggest tank available.
We also install reverse osmosis systems under the kitchen sink for better drinking water. Many homeowners pair the two.
If your water heater is making popping or rumbling sounds, that is usually hard water sediment at the bottom of the tank. Flushing it can help, but on an older tank it can also be an early warning.

Plumbing in Sun City Grand and Other 55+ Communities
Sun City Grand is part of Surprise, and plumbing there comes with a few particular concerns. Many owners spend part of the year elsewhere, which means a slow leak or a failed water heater can go unnoticed for weeks.
Before leaving for the season, it is a good idea to shut off the main water valve, turn the water heater to vacation mode or off, and have someone check on the house. If you want a pre-departure look at your water heater, supply lines and toilets, we are happy to do it.
We also work around HOA rules on exterior work, and we keep job sites tidy.
A Quick Checkup for a 20-Year-Old Surprise Home
If your home is around two decades old, here is what we suggest looking at, even if nothing is wrong yet:
- Water heater age. Check the label. If it is original or over ten years old, start budgeting for a replacement.
- Supply lines. The braided lines to toilets, sinks and the washer. If they are original, swap them.
- Angle stops. Turn each one. If it will not close or it drips afterward, replace it.
- Softener. Make sure it is regenerating and using salt. Spots on dishes mean it is not keeping up.
- Pressure. Water pressure over 80 psi is hard on everything. A failing pressure regulator can cause running toilets and burst lines.
We can do this walkthrough in one visit and tell you what matters and what does not.
Reviews From West Valley Homeowners
I cant stress enough how exceptional his service was. I knew my situation wasnt easy by any means but it was WAY more that I described too. He replaced the pipes and made it look amazing also. And the price was cheap! I WILL absolutely call him again if something plumber related comes up.

Surprise, AZ Plumbing Questions
Do you serve all of Surprise?
Yes, from the original townsite near Grand Avenue to Sun City Grand, Marley Park, Surprise Farms, and the newer neighborhoods west of the Loop 303.
My Surprise home is only 20 years old. Why am I having plumbing problems?
Twenty years is when builder-grade water heaters, faucets, fill valves and plastic fittings typically start to fail, especially with hard water. It is normal, and most of it is straightforward to fix.
Do I need a water softener in Surprise?
You do not need one, but most homeowners here find it is worth it. Hard water shortens the life of water heaters and fixtures. See our Surprise water softener page.
Can you check my house before I leave for the summer?
Yes. We can look over the water heater, supply lines and toilets, and show you how to shut down the water safely while you are away.
How far is Surprise from your shop?
We are based in Peoria, a short drive from most of Surprise.
