Common Surprise Plumbing Emergencies

Most Surprise homes are fifteen to thirty years old, which is exactly when certain parts tend to fail suddenly.

Braided supply lines to toilets, sinks and washing machines can burst without warning after years of pressure and hard water. A burst washing machine hose can put a lot of water on the floor fast.

Water heaters from the 2000s and 2010s are reaching the end of their life. When the tank rusts through, it can empty into the garage.

Failed fittings on PEX or CPVC lines can start leaking inside walls or under the slab.

Main line backups from wipes, grease or a sagging sewer line.

Where Is Your Main Shutoff?

In many Surprise homes, the main shutoff is in the garage near the water heater, or in a small box near the front of the house. Some homes have a shutoff where the line comes up next to the house near a hose bib.

Find it now, before you need it. Make sure it turns. If it is stuck or you cannot find it, we can help, and we can replace it if needed.

If you cannot shut the water off in an emergency, the meter at the street also has a valve, though you may need a meter key.

Emergencies in Seasonal Homes

Many Sun City Grand and other Surprise owners spend summers away. If your house watcher or neighbor finds water on the floor, have them shut off the main and call us. We can coordinate access with them and send you photos of what we find and fix.

Water Heater Floods in Surprise Garages

One of the most common emergency calls we get in Surprise is a water heater leaking into the garage. When a tank rusts through, it can release its full contents, and the cold water supply keeps feeding it until someone shuts it off.

If it happens:

  1. Turn off power or gas to the water heater.
  2. Close the cold water valve on the pipe going into the top of the heater.
  3. If that valve will not close, shut off the main.
  4. Move boxes, bikes and anything on the floor away from the water.
  5. Call us. We can usually replace the heater the same day. See water heater repair in Surprise.

Check your water heater’s age now. If it is ten years or older, it is worth planning a replacement before it floods.
