Surprise Homes Are Softener-Ready

Most homes built in Surprise from the 1990s onward have a softener loop in the garage: two pipes, usually near the water heater, where a softener connects to the main water line. If your home has one, installing a softener is straightforward.

The key is sizing. A softener that is too small regenerates too often and wastes salt and water. One that is too big costs more than it needs to and can have its own problems. We size based on your household and your water, not on what is sitting in the warehouse.

If the previous owner left a softener that is not working, we can repair it or tell you honestly if it is worth replacing.

Salt or Potassium?

Most softeners use sodium chloride (regular softener salt). Some homeowners prefer potassium chloride because it adds potassium instead of sodium to the softened water. Potassium costs more and some systems need adjustment to use it, but it is an option.

Common Softener Problems in Surprise

Softeners are simple machines, but a few problems come up often in Surprise homes.

Salt bridge. A hard crust forms across the salt tank, leaving a gap underneath. The softener cannot make brine and stops working, even though the tank looks full. Breaking up the bridge usually fixes it.

Clogged injector. A small part that draws brine into the resin tank. When it clogs with sediment, regeneration fails.

Lost settings. After a power outage, some control valves lose their time or settings and regenerate at the wrong time or not at all.

Worn seals. Leaks at the control valve or bypass.

Exhausted resin. After many years, resin breaks down and can show up as small beads in faucet aerators.
