In west Phoenix, much of Maryvale was built in the 1950s and 1960s. Older Phoenix Homes: What to Watch For

If your Phoenix home was built before the 1970s, there are a few plumbing issues that come up again and again.

Sewer lines and roots

Older sewer laterals were often clay or cast iron with joints every few feet. Tree roots find those joints. If your main line backs up every year or two, roots are a likely cause. Our Phoenix sewer page explains the repair options.

Galvanized supply pipe

Galvanized steel corrodes inside until the pipe narrows and pressure drops. Rusty water after the water has been sitting is another sign.

Cast iron under the slab

Cast iron drains can crack or rot along the bottom. Slow drains, sewer odors and repeated clogs in the same place are warning signs.

Slab Leaks in Phoenix Homes

Most Phoenix homes are built on concrete slabs, with the water lines running underneath. Over time, water chemistry, movement and abrasion wear through those pipes, especially hot water lines.

If you notice a warm spot on the floor, hear water running when everything is off, or see your water bill climb, it is time for leak detection. We locate the leak and recommend either a spot repair or a reroute, depending on the pipe and where the leak is.

Monsoon Season and Phoenix Drains

Every summer, monsoon storms dump a lot of rain in a short time. That water has to go somewhere, and in older neighborhoods it can find its way into places it should not.

If your yard drains poorly or your sewer line already has root intrusion or cracks, heavy rain can make a slow line worse. Water getting into a damaged sewer line through cracks adds volume the line cannot handle. If you notice drains backing up during or after storms, the sewer line deserves a look.

Before monsoon season, it is worth clearing any exterior cleanouts of debris, making sure the cleanout caps are in place, and paying attention to any drain that has been slow. A small problem in June is easier to fix than a backup during a storm.

Before You Call

Know where your main water shutoff is and whether it works. It is the single most useful thing to know in a plumbing emergency. In many Phoenix homes it is near the front hose bib or where the line enters the house.
