Homes From the Late 1970s Through the 1990s
Sun City West was started in 1978 as the next Del Webb community after Sun City, and building continued through the 1990s. That puts most homes here somewhere between 25 and 45 years old, which is right around the time original plumbing systems start asking for attention.
Homes from this era used a mix of copper, and in some cases polybutylene, a gray plastic supply pipe that was popular in the 1980s and early 1990s and is known for failing at the fittings. Copper lines under the slab can develop pinhole leaks, especially on the hot water side. Original water heaters are long gone in most houses, but the second or third ones are often due too.

Polybutylene: Know If You Have It
Polybutylene pipe is usually gray, sometimes blue or black, and was stamped “PB2110”. It was used in many homes built from the late 1970s into the mid-1990s. The pipe itself breaks down over time from chemicals in treated water, and the fittings are a known weak point.
If you see gray plastic pipe coming out of the wall at your water heater or under a sink, it is worth having it looked at. Not every Sun City West home has it, but if yours does, replacing it before it leaks is much cheaper than dealing with the water damage afterward.
