Leak Patterns in Sun City West Homes

Sun City West homes date from the late 1970s through the 1990s. That era used copper lines under the slab and, in some homes, polybutylene supply pipe in walls and ceilings. Both have predictable failure points.

Copper hot water lines under the slab develop pinhole leaks over time. The water is hot, so the first sign is often a warm spot on the floor in a hallway or near the water heater.

Polybutylene is a gray plastic pipe that tends to fail at its fittings, sometimes suddenly. In homes where it runs through the attic, a leak can show up as a stain on the ceiling.

Fixture supply lines and angle stops under sinks and behind toilets age and start to weep. Small, but they add up.

Finding the Leak Without Guesswork

  1. Confirm the leak at the water meter with all fixtures off.
  2. Rule out irrigation and any outdoor lines.
  3. Split hot from cold to see which side is losing water.
  4. Narrow it down with pressure testing, listening and heat or moisture checks.
  5. Mark the spot and explain options before we open anything.

We document what we find, including where the leak was and what caused it. That helps if you are filing an insurance claim.

Repair, Reroute or Repipe?

If this is your first leak and the piping looks good, a spot repair is often enough. If the leak is under cabinets or tile, or the copper has leaked before, a reroute through the walls or attic is usually the smarter fix.

If your home has polybutylene, or you have had multiple leaks, replacing the supply lines ends the problem. See our Sun City West repiping page and our main Peoria leak detection page for more on each option.

Leaks You Can Find Yourself

Before calling, a few quick checks can narrow things down in your Sun City West home.

Toilets. Put a few drops of food coloring in each tank. Wait fifteen minutes without flushing. Color in the bowl means a leaking flapper. It is one of the most common hidden leaks and costs very little to fix.

Under sinks. Look at the angle stops and supply lines. Any moisture, corrosion or white crust points to a slow leak.

Water heater. Check the connections on top and the relief valve pipe for drips.

Irrigation. Turn off the controller and see if the meter stops.

If none of those explain the meter moving, the leak is likely in the walls, under the slab or in the service line. That is where we come in.

Garrett Young

I had a nasty leak inside a wall that was unaccessible due to being directly behind my hot water heater. I called Alex at 8am Sunday morning, he answered my call, was at my residence within the hour, and had my leak fixed by 11am. Alex is a true professional!
