A lot of people are surprised to find a slab leak in a house built in the 2000s. But newer homes use plastic piping like PEX and CPVC with fittings that can fail over time, and lines under the slab can rub against gravel or rebar as they expand and contract with temperature.

  • The meter’s leak indicator moves when everything is off
  • Warm spots on tile or wood floors
  • The sound of running water when nothing is on
  • Damp carpet, swollen baseboards or musty odors
  • Soggy areas in the yard, or gravel that sinks

Quick test: shut off irrigation at the controller and turn off all faucets. If the meter still moves, the leak is in the house or the service line.

Repairing Leaks in Surprise

For slab leaks, we either repair at the leak by opening a small section of floor, or reroute the line through the walls or attic. For newer homes where the rest of the plumbing is sound, a spot repair often makes sense. Can a house built in 2005 have a slab leak?

Yes. Fitting failures, abrasion and heat stress can cause leaks in newer plastic piping.

How do I tell if the leak is in my irrigation?

Turn off irrigation at the controller and check the meter. If it stops moving, the leak is in the irrigation system.

Does my HOA need to know about a slab leak repair?

Usually not for interior work. If exterior digging is needed, it is good to let them know. We can help with that.

Is CPVC pipe a problem?

It can become brittle with age and heat. If you have had cracks, replacing it may be the better option.
