Older Setups and Newer Tanks

Glendale has homes from the 1950s through today, and water heater installations vary just as much. In older homes near downtown and along the central corridors, we often find gas water heaters tucked into closets or old laundry rooms, with venting and relief valve piping that would not pass today. In the 1980s and 1990s neighborhoods like Arrowhead Ranch, heaters are usually in the garage, where they bake through the summer.

When we work on any water heater in Glendale, we look at more than the part that failed. We check that the relief valve is working and piped to a safe spot, that gas units draft properly up the flue, and that there is an expansion tank where the system needs one. Those are the things that keep a water heater from becoming dangerous.

Alex, the owner of Alex & Bros Plumbing, does the work himself. You get the diagnosis, the options and the price before anything starts.

Common Glendale Water Heater Repairs

Gas units

Pilot will not stay lit, burner will not ignite, or the gas control valve has failed. A bad thermocouple or flame sensor is a common, inexpensive fix. Weak draft or scorch marks near the top of the heater are safety issues and need attention right away.

Electric units

No hot water, or hot water that runs out fast. Usually a failed heating element or thermostat. On electric heaters, hard water sediment often burns out the lower element first.

Leaks

Water at the top usually comes from a fitting or the relief valve, which is often repairable. Water from the bottom of the tank usually means the tank itself has rusted through, which means replacement.

Rusty or smelly hot water

A worn-out anode rod can cause discolored or rotten-egg smelling hot water. Replacing it can extend tank life if caught early.

When Replacement Is the Better Call

If your Glendale water heater is more than ten years old and needs a major repair, replacing it usually makes more sense. Tanks here tend to wear out faster than the label suggests because of two local factors: hard water that leaves sediment in the bottom of the tank, and garage temperatures that regularly top 100 degrees.

When we replace a water heater, we remove the old one, set the new one with fresh connections, and bring the setup up to current code. You can choose a similar tank or look at tankless. We explain the tradeoffs on our main Peoria water heater page, and we will give you both prices when it is close.

If your hot water problems come with low pressure or rusty cold water too, the issue may be in your pipes. In older Glendale homes with galvanized lines, see our Glendale repiping page.

Tankless Conversions in Glendale Homes

Glendale homeowners ask about tankless water heaters a lot, especially in older homes where the tank takes up a closet or a corner of a small laundry room. Getting that space back is a real benefit.

In older central Glendale homes, the gas line to the water heater is often sized for a standard tank. Tankless units need more gas at once, so the line may need to be upsized. Venting is the other factor. A tankless unit vents differently than a tank, and in a closet install, the vent path has to work with the house.

In newer homes around Arrowhead Ranch and the Loop 101, tankless conversions are usually simpler because the heater is in the garage with easier access for gas and venting.

Either way, we look at both before recommending it. If a tankless unit does not make sense for your house, we will tell you and give you a price on a good tank instead.

Alex was very friendly and honest. Fair pricing and came out 20 minutes after I called. Highly recommend!

Tommy Nau

I had a nasty leak inside a wall that was unaccessible due to being directly behind my hot water heater. I called Alex at 8am Sunday morning, he answered my call, was at my residence within the hour, and had my leak fixed by 11am. Alex is a true professional!

Glendale Water Heater FAQs

My Glendale water heater is in a closet. Can it be replaced with the same setup?

Usually yes, but closet installs need proper combustion air and venting for gas units, plus a drain pan and a safe relief valve discharge. We make sure the new install meets code.

Why does my hot water smell like rotten eggs?

Usually a reaction between the anode rod and bacteria in the tank. Flushing and replacing the anode rod often fixes it.

How long does a water heater replacement take?

Most straightforward tank replacements take a few hours. Tankless conversions take longer because of gas and venting changes.

Do you repair water heaters on weekends in Glendale?

Yes. We work 24/7, including weekends and holidays.
