Safety Details That Get Missed
In older Tolleson homes, we regularly find water heaters that work fine but are missing safety features that current code requires. None of these are there to make the job bigger. Each one prevents a specific way a water heater can hurt someone or damage a house.
Relief valve discharge line. The temperature and pressure relief valve is the last line of defense if a tank overheats. Its discharge pipe should run to a safe location, not dead-end or point at someone.
Expansion tank. Homes with a pressure reducing valve or check valve need one to absorb expanding hot water.
Gas connection. A proper shutoff valve and sediment trap on gas units, with an approved flexible connector.
Venting. Gas heaters need a properly sized, sloped and secured vent so exhaust leaves the house.
Drain pan. Where a leak would damage the house, a pan under the tank catches it.
Common Repairs in Tolleson
Pilot will not stay lit
Usually a thermocouple or flame sensor. A quick fix in most cases.
No hot water on electric
Often a burned-out element, frequently caused by sediment.
Hot water runs out fast
Sediment buildup, a failed lower element, or a broken dip tube.
Relief valve dripping
Could be high pressure, high temperature or a failed valve.
Leaking tank
A tank leak means replacement. We make it safe first.
Replacing a Water Heater in an Older Home
When we replace a water heater in Tolleson, we bring the whole installation up to code, not just the tank. That can include a new relief valve line, an expansion tank, updated gas connections and a corrected vent. We tell you exactly what we are adding and why before we start.
We also install tankless units. In older homes, gas line size is the first thing we check, since tankless units need more gas at once than a tank. Our main Peoria water heater page explains the options.
If your older home has low pressure or rusty water at every tap, the problem may be galvanized pipe. See our Tolleson repiping page.
Anode Rods: The Part Nobody Talks About
Every tank water heater has a metal rod inside called an anode rod. Its job is to corrode instead of the tank. Over time, it gets eaten away, and once it is gone, the tank itself starts to rust.
In older Tolleson homes, we often find water heaters where the anode was never checked. On a tank that is still in decent shape, replacing the anode can add years to its life. On a tank that has already started to rust inside, it is usually too late.
Signs your anode may be spent:
- Rusty or discolored hot water
- A rotten-egg smell from the hot water
- The tank is more than five or six years old and has never been serviced
If your tank is young enough to be worth saving, an anode check is inexpensive maintenance. If it is older, we will tell you honestly whether it is time to replace.

Alex did an excellent & thorough job installing our new water heater. When he arrived he diagnosed the problem & pointed out in detail why we needed a complete new unit instead of just a part or parts. He worked patiently doing the installation in a hot garage. At the end of the process, he demonstrated the annual draining we should do to extend the life of the appliance which will save us money in the long run. Alex does great work for a reasonable price. We’d highly recommend him.

Tolleson Water Heater Questions
Why does my water heater need an expansion tank now when it never had one?
Many homes now have pressure reducing or check valves that create a closed system. Without an expansion tank, pressure spikes wear out the heater and relief valve.
Is it dangerous if my relief valve pipe does not go anywhere?
It should be piped to a safe location so hot water or steam cannot injure someone if the valve opens. We correct it when we work on the heater.
Can you convert my old gas water heater to tankless?
Often, yes, if the gas line can be sized for it and venting works. We check first.
Do you remove the old heater?
Yes, removal and disposal are included.
